IN CONDOMINIUMS AND APARTMENT BUILDINGS

 

 

There are two concerns involved in responsible water management.  The first is:

 

I - PROTECTION OF PROPERTY

 

Even a moderate leak or flooding event in a home can be extremely destructive and expensive.  In fact, water damage is the number one cause of insurance claims--both in number of claims and total dollar amount.

 

MULTI-DWELLING

If a leak/flood event occurs in a condominium or apartment building, that damage can be multiplied many times as water migrates from unit to unit and floor to floor.  Claims over $1,000,000- are not uncommon.

 

SOUTH FLORIDA

South Florida is particularly vulnerable to large claims.  Many luxury condos are only occupied in season.  If a leak/flood event occurs during a period of low occupancy, it may be hours before the problem is detected and secured. 

 

MOLD

Finally, due to our warm, humid weather, mold is more likely to result from flood damage.  This can lead to secondary damage and health claims, as well as extended litigation.

 

II - CONSERVATION AND COST AVOIDANCE

 

A safe water supply is a dwindling resource.  In some areas of the country, scarce water is a catastrophic problem, threatening the very existence of economies and population centers. 

Here in South Florida, and in most areas of the country, there is an ever increasing demand on our water infrastructure, and costs will continue to rise.  At present, water costs vary from city to city and county to county, and range from moderate to quite high.

The building codes in South Florida do not mandate that individual meters be installed on each condo or apartment in high rise buildings, resulting in one water bill for the entire building.  This is hugely detrimental to the economical use of water and a denies a fair allocation of resources.  Even though they pay for the water indirectly, many residents see no incentive to responsibly use water.  Even if a resident wants to be responsible, without a meter there may be no indication that a toilet is leaking (1/2 gal per minute  equals 21,900 gal. per month) and needs to be serviced. 

 

It is GOOD-SENSE management to, proactively, prevent or mitigate water damage to your building and establish the best infrastructure available for economical water usage.

CPAC - CONTROL STATION

 

The ROUTER / REPEATER allows complete flexibility in available options and configurations. The Model CPM-1600, illustrated above, is equipped to monitor potable water, condenser water and AC condensate. The components are identified as follows:

A) Revenue Grade Water Meter with pulse output--records potable water usage and usage anomalies

B) Automatic Shut Off Valves--will automatically shut off potable water source in response to an alarm from meter (A)

C) Batching Valve allows meter to measure the smallest leaks--less than 1/10 gallon per hour

D) Leak Sensor--will annunciate leaks from AC condenser and condensate water– will shut down potable water valve and AC

E) “HOME - AWAY” switch allows local, manual water shut off and alarm reset

F) Receiver / Co-ordinator unit provides communication with up to sixty router / repeaters

G) Resident’s Heat Pump will be shut down in response to an alarm from sensor C)-- heat pump may also be reset after cooling tower or pump system maintenance

H) Automatic Valve--allows condenser flow through AC only if compressor is running (OPTION)

CENTRALIZED SYSTEM

The CondoPac is located at the incoming water supply location.  There is no requirement for sensors to be placed at multiple locations around the apartment.  There are no batteries to replace or wires to run.

 

WIRELESS, "SELF-HEALING" MESH NETWORK

Reliable, supervised communication network.  If the primary communication route is blocked or interrupted, the system automatically finds a new route.

 

SUPER ACCURATE MONITORING

The CondoPac uses very high resolution equipment.  The system can measure less than 1/10 gallon of flow per hour.  No other system can make this claim.

 

WEB-BASED

System can be monitored from any remote location.  Email and/or text alarms issued.

The system updates every thirty seconds. 

 

RECORDS WATER USAGE

The system's revenue-grade water meter will keep a record of water usage for each apartment.  The system can be used for sub metering and individual billing, if required.

 

AUTOMATIC SHUT OFF

The system will automatically shut off the water if an alarm occurs.  In many cases, insurance companies will offer a discount for an auto-shut off system.

 

INDIVIDUAL, FLEXIBLE ALARM SET POINTS

Some residents use a lot of water.  Alarm set points can be adjusted to avoid false alarms.

 

MULTIPLE ALARM ALGORITHMS

Four separate alarm algorithms instead of one.  This results in faster response and less water on the floor.

 

RESIDENT ACCESS

The resident is given a unique password to access their own apartment's usage and alarm information.  They can go online and monitor water consumption or see exactly why their system went into alarm.  This avoids a lot of calls to building management.

 

"HOME - AWAY"  SWITCH

The resident can shut off their water and put their system in the "AWAY" mode as easy as turning off a light.  Avoids having to go online to shut off water.

 

AIR CONDITIONING MONITOR

If the building has a water-source heat pump AC system, the CondoPac will monitor the AC for condenser or condensation water leakage.  If a leak is detected, the system will shut down the AC and issue an alarm.

 

AIR CONDITIONING ENABLE/DISABLE - RESET

A valuable feature of this system is the capability to, globally, shut down every AC in the building with a couple of mouse clicks.  If there is scheduled maintenance on the condenser pumps or towers, the operator may shut down all the AC's before the maintenance begins--then enable the AC's when finished.  If there is a problem that causes all the AC's to shut down from a fault, the operator can reset the entire building at once.

 

EXPANSION

Temperature and humidity sensors can be added to the system for full, environmental monitoring of each apartment.

CONTROL STATION - MOD. CPAC-300

 
The CPAC-300 is a sensor-only system and does not track or record water usage. An alarm will be issued if water is detected on the floor of the AC closet or anywhere else a wireless sensor is placed. The system will accept a hard- wired temperature sensor to confirm AC is operating properly.
  • Monitor leaks from potable or condenser water usage with floor sensors
  • Provide email alarms for leak or flood events
  • Alarm and shut Off AC in a leak of flood event
  • Provide Building  Engineer with global command to enable / disable all resident AC units for maintenance or reset purposes

CONTROL STATION - MOD. CPAC-600

The will fit the requirements of buildings CPM-600 interested mainly in water usage. However, the system will also accept a temperature input to monitor the apartment AC.

The CPAC-1200 will fit the requirements of buildings mainly interested in water usage, but still want the AC control feature. The system has the following functions:

  • Provide resident with online access to their own water consumption and alarm history.
  • Monitor AC Condenser water in each apartment.
  • Alarm and shut Off AC in leak or flood event.

FOR BUILDINGS WITH A CENTRAL HOT WATER BOILER SYSTEM

Control Station - MOD. CPAC-1400-H (HOT/COLD WATER)

The CPAC-1400-H is our full coverage system with a separate, hot water input. This system is required for buildings with central hot water.
 
  • Monitor HOT and COLD potable water usage in each apartment.
  • Email alarm and shut off potable water in a leak or flood event.
  • Monitor AC Condenser water in each apartment.
